Notice to Recover Possession of a Tenancy (Fault Claim S8)
A claim notice by a Landlord to recover possession of a tenancy where the tenant is at fault somehow. There are two main types of possession proceedings provided for in the Housing Act 1988: section 8 and section 21. Section 8 proceedings require that the tenant be given a reason, or legal ground, as to why the landlord wants the property back in the notice.

A reciprocal decision by joint owners to sever a joint tenancy which is relevant to separation, landlord & tenant, personal, and property. Persons who own property as joint tenants each own the whole of the property and upon the death of one, the property automatically passes to the survivor. Sometimes e.g. on divorce, owners wish to ‘sever’ this arrangement in order that they can pass their own share in their will. This is known as changing from joint tenants to tenants in common. This severance can be made with or without the other owner’s permission.
