An affidavit (pronounced AF-i-DAY-vit); Medieval Latin for 'he has declared under oath') is a written sworn statement of fact voluntarily made by an affiant or deponent under an oath or affirmation administered by a person authorized to do so by law. Such statement is witnessed as to the authenticity of the affiant's signature by a taker of oaths, such as a notary public or commissioner of oaths. An affidavit is a type of verified statement or showing, or in other words, it contains a verification, meaning it is under oath or penalty of perjury, and this serves as evidence to its veracity and is required for court proceedings.

Notice to Break a Tenancy or Lease
This is a notice to break a lease or tenancy given by either Landlord or Tenant. If an agreement says that a fixed term tenancy or lease can be ended early (broken), this means there is a 'break clause'. The agreement will confirm when the break clause can apply. For example the break clause might say that the tenancy or lease can be broken 6 months after it starts if 1 months’ notice is provided.
This ability can apply to both the landlord and the tenant.
Notice to Exclude Security of Tenure (Joint Tenants)
this is notice sent by a landlord to exclude security of tenure where more than one tenant in a commercial lease. In order to contract out security of tenure, the landlord must issue this Landlord's Notice to Exclude Security of Tenure and in response to this the tenant completes a declaration confirming that they understand and accept they are entering into a lease with no security of tenure. i.e. no guarantee of a new lease at the end of the term.

This is a landlord's 'business notice to exclude security of tenure' document where there is a single tenant of a commercial lease. In order to contract out of security of tenure, the landlord must issue a Landlord's Notice to Exclude Security of Tenure and in response to this the tenant completes a declaration confirming that they understand and accept they are entering into a lease with no security of tenure. i.e. no guarantee of a new lease at the end of the term.
Notice to Recover Possession of a Tenancy (Fault Claim S8)
A claim notice by a Landlord to recover possession of a tenancy where the tenant is at fault somehow. There are two main types of possession proceedings provided for in the Housing Act 1988: section 8 and section 21. Section 8 proceedings require that the tenant be given a reason, or legal ground, as to why the landlord wants the property back in the notice.
